      <description>&lt;p&gt;&lt;strong&gt;MARKET REPORT - LAKE ANNA...Louisa County WATER ACCESS Homes SOLD in 2011&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are three counties bordering Lake Anna.&#160; They are Louisa, Spotsylvania, and Orange Counties.&#160; Both Louisa and Spotsylvania encompass the majority of the countryside while Orange County covers a much smaller section in the northwest area of the lake.&#160; This market report* lists the water access homes sold in Louisa County on the Private Side during 2011.&lt;/p&gt;
&lt;p&gt;The Private Side is located entirely in Louisa County.&lt;/p&gt;

&lt;/li&gt;
&lt;li&gt;4.&#160; Water view without an assigned boat slip&lt;/li&gt;

&lt;p&gt;Prices generally range from below $100,000 to several hundred thousand dollars.&#160; Price is naturally based on a number of factors.&#160; They&lt;/p&gt;

      <title>WINTER HASN'T HIT US YET AND ALREADY I'M THINKING OF SPRING &amp; SUMMER AT LAKE ANNA</title>
      <description>&lt;p&gt;&lt;strong&gt;Winter hasn't hit us yet and already I'm thinking of spring and summer at Lake Anna.&lt;/strong&gt;&#160; We have only had a couple of wintry days when the weather has been down in the 40's.&#160; Other than that we have had unseasonably warm days, many of them sunny ones.&#160; We really have nothing to complain about...unless you like to freeze, and yet I find myself thinking spring is right around the corner.&lt;/p&gt;

&lt;p&gt;It seems like it will only be days from now when I'll be passing by the vineyards where Lake Anna Winery grows the grapes for the award winning wine produced there.&#160; The seasons come and go so swiftly and our next one will be here before we know it.&#160; Meanwhile I'm ready for winter if and when it decides to show up at Lake Anna.&lt;/p&gt;

FHA guidelines actually allow, as you'll see below, for a homeowner who does what's called a nondelinquent short sale to buy right away as soon as their sale closes. For those who have had delinquencies associated with their short sale, FHA requires that the former homeowner wait three years. There are guidelines available that allow for this three year period to be potentially reduced if there are extenuating circumstances, or those circumstances beyond one's control, that caused the homeowner to have to sell her home by short sale.&lt;/span&gt;&lt;/p&gt;

      <title>WINTER BUYERS ARE ALMOST ALWAYS SERIOUS BUYERS AT LAKE ANNA</title>
      <description>&lt;p&gt;&lt;strong&gt;Winter "buyers" are almost always SERIOUS BUYERS.&lt;/strong&gt;&#160; Most buyers that are out looking at properties at Lakek Anna during the winter months and especially during the holidays are usually &lt;strong&gt;goal oriented&lt;/strong&gt;.&#160; They are looking at the calendar and realize that if they begin looking now they will have a very good chance&#160;of finding something well before the recreational season begins.&#160; By recreational I'm talking specifically about the water oriented activities. Many of the other activities can be done year round or almost year round.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There are many times buyers' thoughts turn to&#160;warm weather and having fun&#160;even in the midst of winter.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Sellers interested in getting their home sold should be aware that someone asking to see it this month is very likely to be a real possibility.&#160;&lt;/strong&gt; Most people are too busy to add extraneous homes to their list.&#160; They are generally focused on making the best use of their time and that means selecting the homes that best meet their needs.&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Some Lake Anna sellers believe that it is better to take their homes off the market because not as many buyers are looking.&lt;/strong&gt;&#160; That has some truth to it.&#160; However, if there are less homes on the market and someone serious is looking they might find your home fits their needs and you have gotten it sold before all the competition floods the market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It is hard to know exactly when a home will sell so perhaps taking advantage of winter's serious buyers may prove to be the right way to go.&lt;/strong&gt;&lt;/p&gt;&lt;div class="agent_signature"&gt;

&lt;p&gt;It wasn't until recently when a very good client who has referred me lots, and I do mean lots, of business in the past called me excitedly to let me know that they had bought a new home out&#160; of my service area!&lt;/p&gt;
&lt;p&gt;I am thrilled&#160; for them, &lt;em&gt;&lt;strong&gt;but why hadn't they called me to refer them to an outside agent?&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;A little bit of thinking and a lot of soul searching tells me that they don't see the benefit in asking me to send them to another agent.&#160;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;As agents we know there is a benefit for us to receive a referral, BUT, what do our clients perceive their benefit to be?&#160;&#160; That's the big question.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Prior to my joining the Active Rain&lt;/strong&gt; community, I would go through my list of agents attached to affiliated franchises, go through the agents bios, pick out a few, have a quick chat, and then make a recommendation to my folks about who they might consider and what to expect.&#160;&#160;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;strong&gt;There is&#160; a real Benefit to You&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;GOOD NEWS FOLKS!&#160;&#160;&#160; Since joining the Active Rain community some months ago, I have a new approach and it&#160; benefits my clients in a big way!&#160;&#160;&#160;&lt;em&gt; How's that you ask?&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Each and every day, I read blogs with active, educated real estate agents from all over the country.&lt;/strong&gt;&#160;&#160; Not only is this a great source of information to me, BUT by reading their blogs, I have gained insight into their business models and their personalities.&#160;&#160; I feel that I truly know some of these folks and feel very confident that they are more than capable to treat my&#160; trusted referrals with the utmost care.&#160;&#160; Through their blogs I can see that they know their market intimately and are the leaders in their marketplace. &#160; Their personality shows through the words on the screen and I can make a confident judgment as to good fit for your needs!&#160; &#160;&#160;&lt;/p&gt;
&lt;p&gt;That.. is a big benefit!&#160;&#160;&#160;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So my "people", I apologize if I haven't&lt;/strong&gt; explained how asking me for an out of town referral can help you navigate the maze of a real estate transaction in a far away place, but I hope that I have now.&lt;/p&gt;

      <title>U.S. Bank Loses Loan Modification Suit Brought by Mortgage Holder</title>
      <description>&lt;p&gt;I was very pleased today when I came across the following quote from Georgia Superior Court Judge Dennis Blackmon.&#160;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;'Clearly, U.S. Bank cannot take the money, contract with our government to provide a service to the taxpayer, violate that agreement, and then say no one on earth can sue them for it.'*&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;U.S. Bank motioned to have a lawsuit filed by a mortgage holder, facing foreclosure, dismissed.&#160; The bank had received billions of dollars from the United States Government to modify loans for homeowners struggling with their payments.&#160; When the bank refused to put in writing the reasons for denying the loan modification, the mortgage holder sued.&lt;/p&gt;
&lt;p&gt;I am sure there is more to the story and I am wondering if U.S. Bank will appeal to the U.S. Supreme Court and if this case will then be heard by the Supreme Court Justices.&#160; My curiosity will, no doubt, having me doing a search on the Internet to see what else I can find out.&#160; However, I thought this might be of interests to others so decided to share this much.&lt;/p&gt;
&lt;p&gt;This might be very good news for struggling homeowners as the new year begins.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;*One of my favorite publications is &lt;span&gt;Consumer Reports&lt;/span&gt; and it is where I found mention of this suit.&#160; It appears in the February 2012 issue.&lt;/p&gt;

&lt;li&gt;

&lt;li&gt;

      <title>2011 December Blogging Challenge - Week Four 6th Entry...A Wonderful Friend Dies</title>
      <description>&lt;p&gt;Although this is my entry for Friday, December 23, 2011, I am writing it on Tuesday, December 27th. &#160;Four days &lt;img title="Gail Martin" src="http://activerain.com/image_store/uploads/2/3/6/1/9/ar13249562091632.jpg" height="166" alt="Gail Martin" width="250"&gt;ago a wonderful friend of mine was killed as a result of a one car accident close to her home at Lake Anna. Gail Martin was someone I met about 15 years ago and liked immediately. &#160;Gail has been the most active person I have probably every known. &#160;She has lent her time and energy to so many organizations and individuals that it is almost impossible to keep track of them all.&lt;/p&gt;
&lt;p&gt;As much of a shock as Gail's death was, my reaction has been a huge surprise to me. &#160;I knew how much I liked and enjoyed Gail through the years but I was not prepared for the loss I have felt since her death. &#160;I found out about two hours following the accident and have been hurting ever since. &#160;The tears come unexpectantly and frequently. &#160;&lt;/p&gt;
&lt;p&gt;That, along with spending time with family members for the holidays, has precluded any thought of real estate. &#160;My mind was only focused on responding to people and not initiating anything.&lt;/p&gt;
&lt;p&gt;Gail's husband is in Intensive Care so the celebration will be late next week with the expectation that Bill will be home from the hospital by then. &#160;As I help with preparations for the Celebration of Gail's life in the days ahead, I do not expect to focus very much on work.&lt;/p&gt;

I'm accustomed to reading these types of things on Heloise but this one looks like a winner.&#160; Even though we use a professional window cleaner because we have way too many windows and french doors I'm sure this is a recipe for clean windows that will be perfect to share with others.&#160; Owners preparing their homes to sell and buyers moving into a new purchase might want to try it.&lt;/p&gt;
&lt;p&gt;You might find it to be the perfect solution for you or someone else.&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Keeping clean windows is especially important if you are selling your North Shore home&lt;/strong&gt; this winter as windows not only make rooms look larger but also bring in more natural light showing off the great assets in your home.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;Windows look best if cleaned thoroughly at least twice a year inside and out by a professional, but there are some tricks of the trade to help you keep those windows crystal-clear the rest of the year. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Make Your Own Cleaner&lt;/strong&gt;&lt;br&gt;No need to spend way too much on commercial window cleaner when home recipes work just as well and save you money. Try this recipe for a successful homemade glass cleaner:&lt;/span&gt;&lt;/span&gt;&#160;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;Use &#189; cup rubbing alcohol, &#188; teaspoon dishwashing detergent, and 2 tablespoons of ammonia OR 3 tablespoons vinegar (instead of ammonia).&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;span&gt;Add all ingredients to a small spray bottle and fill the rest with water and shake.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Check the Temperature&lt;/strong&gt;&lt;br&gt;Don&#8217;t laugh, but I learned this the hard way &#8211; make sure the temperature outside isn&#8217;t freezing or any solution you spray on your windows will instantly freeze leaving a streak-fest of a mess. You may want to test a small sample on the bottom of your window first to make sure your window is heated enough. Generally, afternoon is the best time in the winter to wash your windows so that your windows have had some sunshine on them so the cleaning solution doesn&#8217;t freeze in place.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Avoid Direct Sunlight&lt;/strong&gt;&lt;br&gt;On the contrary to what was just mentioned above, washing your windows in the heat of direct sunlight will cause the solution to dry too fast leaving streaks, spots and the dirt you sought out to destroy.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Recycle Your Newspaper or Use Coffee Filters&lt;/strong&gt;&lt;br&gt;Once you&#8217;ve read your Chicago Tribune, use the old newspaper to clean your windows. Newsprint leaves a film on your window that is resistant to dirt and is an inexpensive way to get your windows streak-free and free from the lint that rags and paper towels leave behind. Dip the crumpled newspaper in your homemade window cleaner, and wipe in even strokes and finish by using dry sheets of newspaper to dry and polish windows.&lt;/span&gt;&lt;/span&gt;&lt;span&gt;&lt;span&gt;Coffee filters serve the same function as newspaper if you read the newspaper online or decide to go green. Use a few dipped in the cleanser, and then just dry and polish with a clean dry filter.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;&lt;strong&gt;Erase Away Streaks&lt;/strong&gt;&lt;br&gt;Using a dry, clean blackboard eraser can take away streaks and polish the windows quickly and easily. If you are selling your home and need to leave the house so that potential buyers can view, a quick wipe down of your main windows can help to leave them shiny, leaving a good impression on the buyers. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
