STAYING AHEAD OF THE CROWD WITH MARKETING

A while ago my husband suffered a stroke. My focus on real estate shifted somewhat. As much as I love representing buyers I have found that working with sellers a bit more enables me to work from my home office more of the time. My husband is no longer able to drive. As he is at home more I tend to want to be here also. 

 

POSTCARDS:

 

I have access to imprev.net marketing materials through my company. There was a time that I was quite faithful about sending out Just Listed and Just Sold postcards. At some point I stopped doing that. Big mistake. Sending these postcards is a great way of putting your face and name in front of an interested audience. The postcards were sent to property owners within the subdivision of the property I had just listed. If it was a small subdivision I would send cards to neighboring subdivisions also. 

There is no doubt in my mind that this is a great marketing tactic. You are showing the recipients that you are doing business in their neighborhood. The likelihood of them thinking of you if they decide to sell increases with each mailing they receive. I am determined to take advantage of this tool.

This is a tried and true method of promoting oneself. 

 

MARKETING REPORTS:

 

I have started sending out quarterly market reports. The reports are quite thorough and contain information on all of the houses sold at Lake Anna during the proceeding quarter. The plan is to continue sending these market reports out and to continue increasing the number of recipients. I have received new listings as a direct result of these mailings. One thing we know is that homeowners like to know what is going on in their community when it comes to market values.  The results from this marketing have been very encouraging and it is definitely something that I will continue to do.

 

BLOGGING:

 

If there is one thing that can really help your presence on the Internet, it is blogging. At least this is what I found out through Active Rain. There was a time that I was a pretty consistent blogger. During that time I saw an increase in the number of contacts I got . As my blogging dwindled so did the number of hits I received on my web sites. I knew it was happening but I remained busy enough so that it did not matter that much to me. As my focus is now on being able to work from home more, it is important that I spend my time increasing my Internet presence. That means I'm back to blogging and that means I'm back on Active Rain. This is the one place that I want to be. It is where I can count on learning how to do my job better, where I can continue to get new ideas, where I can give and receive referrals, and it is where I am at home.

 

I realize that my marketing strategies are not cutting edge but all three are effective. They are suited to this stage of my real estate career and so they are the tools that I will be using heavily. Real estate is a profession that lends itself to various ways of working it. There are many ways we can market ourselves. Finding the ways that work the best at any given time keeps us one step ahead of the crowd.

Great read, thanks for sharing. Lots of wisdom... I think lots of us get distracted by the shiniest new marketing object, but should oftentimes be focusing more on what we already know and do well (and doing it even better!).

Hi Barbara...I like trying new things but will not sacrifice those that have worked in the past and continue to bring me business. Anyone on Active Rain should know that postcards work. You have shared that information with us time and again. I cannot imagine anyone not being a believer if they read your posts. I'm a believer.

Hi Debbie...Those two things do work and the market reports do also. If you haven't tried them you may want to give them a shot. You'll be surprised how much folks like knowing what is going on in their neighborhoods when it comes to real estate.

I too have had to help out hubbie...and stayed home the first week when he injured his back...and then got pneumonia...and on and on with my own medical problems that are somehow working its way to the top again.  I wish your husband a speedy recovery and wishing you all the strength in the world so that you can continue to be by his side. I really like the idea of sending out Marketing Updates.  Every homeowner is interested in how their local real estate market is doing!  I've never come across anyone who wasn't.  Great way to keep in touch by giving value at the same time! Thanks for posting!

Hi Cari...The wonderful thing is I am getting listings from sending them out. I've sent out two mailings, at the end of the first quarter 2015 and then the second quarter. I have gotten two listings (totaling over $1 million) and one is under contract. I am sure that as I continue the number will steadily increase. Fingers crossed.

Hi Evelyn...I read your post and liked what you were doing. My niche is lakefront properties both houses and land. The market is much better for resale homes than vacant land so my focus right now is on houses although I do have lots listed as well.

It's great that you're expanding your niche to include something different like land. Barbara Todaro is turning out to be quite a mentor for some of us.

Kate Elim perfect way to get back. I am sure you know who the direct mail queen is - yes, Barbara Todaro . Mailing marketing reports make them feel closer to you. (I just email them - less impact for sure.)

And blogging - goes without saying, the best marketing tool.

Hi Praful...Barbara is definitely the queen of direct mail. I email if I have an email address but when I send to subdivisions I generally don't have them. Wish I did.
