IS LAKE ANNA'S REAL ESTATE MARKET HOT YET?

Is Lake Anna's real estate market hot yet?  Depends on who you ask so what I'll try to do is give you a picture of what it looks like at the moment. 

By that I mean I will let you know how many waterfront homes are currently under contract, how many are active, and how many have sold since the beginning of the year.

I will also let you know the numbers for water view homes (not waterfront but with a lake view), water access homes (off water but in a lake subdivision).

Remember we are not the Washington DC area market so we are not going to show an amazing uptick. No major miracles happening here.

When I mentioned above that it is a picture of our market at the moment I literally mean that. The search that will be done reveals current data which may or may not be the same as the right data when you read this post. For that up-to-the minute data simply call me or send me an email and I will provide it to you as quickly as I can.

One thing I will tell you prior to sharing any figures with you is that we are busier. We have more people looking and more agents out there showing properties. Optimism is in the air.

We've experienced several years of a fairly slow market.  Who wouldn't be optimistic when we are seeing an uptick in buyers actually writing offers. Sellers may or may not be feeling the same level of optimism depending on whether they are the recipients of these offers. So much depends on the inventory and we are certainly seeing an increase in the number of properties coming on the market so there is a good variety for buyers to chose from.

Price makes a world of difference in how often a home is shown and whether it invites offers. By price, I'm referring to a price that reflects the market value. More about that in another post.

As of right now, 42 waterfront homes have closed since the beginning of the year. There are nine under contract and now comes the big number...there are 120 waterfront homes on the market.

LAKE ANNA WATER VIEW HOMES

Believe it or not, these are the hardest homes to find, homes that are not waterfront but do have a view of Lake Anna. We are fortunate when these homes have very nice views of the lake.  Sometimes the view is more limited or seasonal meaning once the leaves come down across the road. Only four have sold, two are under contract, and 16 are active.

There have been 23 sold so far this year with 12 currently under contract and 66 active listings.

Glad things are picking up, here also.  A little slower than in the metro areas for sure.

Hi Ricki...We are in a more rural setting also. My market covers the area around a large lake but it is still more like a country setting, definitely not suburban or metropolitan.
