MY FLYER

The photos below depict the general flyer that I provide for the exterior of the homes I have listed.  As this one has been rented for a number of years I have not included a letter from the owners which shares their feelings about their home.  That letter might cover what attracted them to the home in the first place, things they did to enhance it, why they selected Lake Anna, etc.

Outside Flyer

The home that is the subject of this flyer has gone through a huge transformation.  It has been renovated from top to bottom including the interior completely painted, new flooring throughout, new appliances, and a number of other things that have definitely changed the appearance and liveability for the better.  It is now a very appealing home.

My flyers for the inside differ from the one shown here.  They consist of the cover sheet, the photo sheets, a plat, possible letter from seller, property disclosure form,  and a feature page.  I do not include the listing sheet with the pricing as I seek to have clients call for that information.  There is always the possibility that it will not be in their price range and I use that opportunity to talk to the caller about other available homes that are less expensive.  If it is in their price range then an appointment is hopefully made to look at my listing.

Hi Kate, In our area the mortgage broker and the title company will create the flyer  with their contact info for your listing without charge.

I remember a time long ago when I would spend hours on the flyers for my listings.

Not any more!

Now my time and effort goes on line.

Hi Barbara...I got rushed last night and I took photos of the pages so this did not come out as well as the flyer actually looks but I was at least able to convey the idea.

Hi Kwee...We have lenders that will do that also.  However, I like taking my own photos and writing my own descriptions.  I know the property better than they do.

Thanks for the suggestion though.  I'm sure it willl help others.

Kate, nice looking flyers.  I use some similar to them for the inside of our houses.  I stopped placing them outside.

Hi Phil...Fortunately I don't have to spend hours doing this.  In fact we have a great admistrative assistant that will actually go out to the homes, take photos, and do the entire flyer.  I usually like to do my own or much of it.  I always do my own features page.  I know the things I want to point out.

I can complete a flyer in about an hour I think.  I've never really timed myself so I might do that sometime.  I actually like working on these.

I put a great deal on line also.  Our mls allows 30 photos which is great and I almost always have that many to share plus I put the listings on many other sites.  I alone have three web sites plus my outside blog.  My listings get plenty of online exposure as I know how very important that is.

Hi Martha...Yes, is this a brochure or a flyer.  I use Imprev.net sometimes and they call them flyers.  My inside flyer has a bit more information including the customer synopsis (having the same mls you'll know what I mean...I'm not sure if many others will.)

Hi Kay...Then I'm in good company.  We don't have hoards of people driving around so it isn't too difficult to keep the boxes full.  Although this flyer has the price on the first page (our AA prepared it for me although I took the photos and wrote the feature pages) I generally do not include that info on the outside flyers.  I like to make the phone ring.

The inside flyers have more information and are bound.
