Why would you suggest I have radon test done one when buying a house? A radon test is the best way to find out if there is radon present in a structure. Radon is a gas that is found in homes across the United States and Virginia is no exception. There are places where it is more prevalent than others.
It can be found in homes that have basements, crawl spaces, and concrete slabs.
It has been found in some homes at Lake Anna. When representing buyers I always suggest not only that a home inspection be done but also a radon test. If the results are above the EPA maximum acceptable level of 4 picocuries per liter, or pCi/L, a request should be made to the seller to have the problem mitigated.
Even if the presence of low levels of radon just above the EPA recommendation is found in a home and is not important to a buyer I always suggest that they request mitigation be done.
The buyer may believe that the risk is insignificant, however, there is always the possibility that at some point the buyer will become the seller. Why face the possibility of having to be the one to pay for the mitigation in the event a new buyer will request that it be done.
There are many sites that can explain the possible effects of radon gas and the methods to eliminate the high levels.

Even if you are not thinking of buying another home you may consider a radon test for where you live now.
January is National Radon Action Month (NRAM). If you would like to know more about radon gas this might be the perfect time to do it.

What else is coming to Lake Anna? Change has come slowly to Lake Anna and many of us have not minded this one bit. Lake Anna is located in a very interesting spot. It is in Central Virginia making it an easy drive to a number of places such as Richmond (the capitol of the Commonwealth), Charlottesville, Fredericksburg, and not even that far from Washington, D.C. Yet, it is in a very rural area. I'd say we have the best of both worlds.
Now some changes are coming. Through the years we have seen some signs of growth now and then. Two nurseries have been established and provide many of the Lake Anna residents with great choices for landscaping their yards. We certainly have marinas where we are able to not only buy boats but all of the paraphernalia that goes with life on a lake. Mom and Pop shops have kept us supplied with basic groceries and gas for many years now. We've had a few places to dine at or very near the lake with even a couple accessible by boat.
Today we have a Food Lion and a number of other new businesses with more to come. Much has happened this past year. The face of Lake Anna is being changed.
This sign gives us a look at what else is on the horizon. This is part of the very first shopping center here at Lake Anna. We're looking forward to the other businesses opening up in the near future. We wish them success and believe they will be happy with the reception they receive.

We are interested in buying property at Lake Anna and have heard there are two side to the lake...What does that mean?
There are two sides to Lake Anna and that is basically because the purpose of the lake is to cool the reactors from the nuclear plant built by Virginia Dominion. The North Anna River was dammed up to create a reservoir of 9,400 acres separated from three cooling lagoons by dikes. Water is used to cool the reactors and then passes from one lagoon to another cooling as it progresses towards Dike 3.

The private side, about 3,400 acres of surface water, is called that because the majority of the land on this side is zoned residential. No commercial establishments, such as marinas and campgrounds, are allowed on the waterfront. Property owners and their guests are generally the only ones that boat on the private side.
On the main lake, which is over 13,000 acres, you will find marinas, restaurants that you can boat to, campgrounds, and Lake Anna State Park. The marinas, campgrounds, and the state park are locations where boats may be launched. A number of visitors are able to access the lake which explains why some still refer to it as the public side.
The wonderful thing about Lake Anna is, living on either side is wonderful. At least that is my very biased opinion. The joy is to live here. Both sides are very similar other than the differences I mentioned. Property values are not determined by which side of the lake they are on. So much is dependent on the lot itself, especially when looking at waterfront.
Once you have found what you want you will discover that it is the best spot on Lake Anna.

Long to take better photos? This may help you do just that. Debi is one of our premier photographers that not only takes unbelievable pictures but shares her techniques with us. Now if I could only duplicate them.
'Soft' Water Photography
In order to capture the 'soft' water effect, you have to slow down your shutter speed. When you do, you allow more light into the sensor, so it is necessary to adjust your aperture as well, or you will have a seriously blown out photograph.
Here are some tips to capturing this effect.
Use a tripod if at all possible. Slower shutter speeds require a stable camera.
Put your camera in manual mode, decrease your shutter speed just enough to get the effect, and adjust the aperture until you get the light right.Remember with aperture, the lowest number lets the most light in (i.e. f4), and with the highest number (i.e. f22), less light reaches the sensor. (Just remember, it's the opposite of what you think makes sense!)
The first two shots were taken at 1/20th of a second, and with the aperture set at f22 on a cloudy day.
This shot was taken at 1/10 of a second, and the aperture was set at f32.

Are boats allowed on Lake Anna and if so what type? This is a question that I often receive when the person has not been to Lake Anna. What they do know is there are some bodies of water that do not allow any boats and others that allow only non-power boats. Even some places restrict the size and/or number of boats that can be owned.
Lake Anna currently has no restrictions on size, type of boat, or number of boats a property owner can have. This is the way it has been since Lake Anna was created almost 40 years ago. We are fortunate to be able to have canoes, kayaks, pontoons, tritoons, motor boats, paddle boats, fishing boats, sail boats, row boats, cabin cruisers, and even house boats. There are loads of jet skis also.
Life for boaters is wonderful at Lake Anna. It's great to have the ability to chose the type of boat or boats you'd like to have and such a fun place to enjoy them.
We have many fishermen that have selected Lake Anna precisely because there are plenty of fish here and because they can select the type boat they believe will get them to their favorite fishing haunts.
We have a large number of pontoons and tritoons simply because we have a good number of families with primary or second homes at Lake Anna. Pontoons and tritoons are ideal for them. They are able to carry 10 or more passengers depending on the size of the boat. They are also able to handle tubing and skiing provided the engine is big enough. However, they don't have the maneuverability of ski boats.
Fortunately we have a number of marinas and boat shops located around the lake selling a wide variety of boats. Brand new and re-sales are available. Often we, as agents, know of re-sales from private owners. That is one more way we help our home buyers make the most out of living at Lake Anna.

This is day for celebration. Active Rain has achieved another milestone...200,000 members.
To think that there were about 14,000* members when I joined in the Fall of 2007. Why are there so many of us now? I believe it is because we have made so many great friends here and there is so much we learn from each other.
It is the best place to find someone to refer our clients to and to receive referrals, a very important part of our business. If you have a question all you have to do is throw it out there and you'll get answers. Need help? Let the members know and you'll receive it. Active Rain is here for us and the members are here for one another.
*That's the number that comes to mind. I'd love to be able to verify.

As of Monday January 17th, 2011 our membership number has gone over the 200,000 mark. The journey to get to this point wouldn't have been possible without the amazing support of our members. It always helps to get a well-balanced version of what happened to cause the fiancial collapse that we are still trying to pull ourselves out of. Here's one.
Since the frightening days of September 2008, many folks have wondered about events that lead up to Wall Street collapse, which necessitated extraordinary measures and enormous bailouts, to stabilize the economy and keep it from falling entirely off a cliff.
There is a fascinating documentary titled, "Inside the Meltdown" as presented on Frontline and PBS. This presentation is an excellent accounting of hour by hour developments associated with the handling of the financial meltdown, and decisions made by Paulson, Bernanke and Congress, as events unfolded while trying to quell the systemic disaster in its tracks.
On September 18th 2008, the astonished leadership of the U.S. Congress was told in a private session by Federal Reserve Chairman, Bernanke, that the American economy was in grave danger of a complete meltdown within a matter of days.
Especially interesting to me was the unfolding of events that led to the bailout (packaged as a J.P. Morgan Chase buyout) of Bear Stearns, while later allowing Lehman Brothers to bite the dust.
Essentially the country was forced into a position of tossing the principle of "moral hazard" out the door, because the problem had become systemic financially - both in this country and globally.
Some of you may have seen this video before. For those who haven't and want a better understanding of the events, here is the link to "Inside the Meltdown"... It is streamed from PBS, and can be watched at your leisure. I highly recommend this for your viewing! Prepare to be astonished!

It's so refreshing to read a post like this. David Krushinsky has ensured that he will be one of Active Rains most valuable members. David learned a lesson (once again) and admitted it to all of us. He's someone to be admired!
Hopefully this will act as a deterrent in case some one thinks that the easy way is better than the right way.

Growing up, I usually did enough to get good grades and never worked too hard at school. When I was in high school, my English teacher required our class to write a term paper at the end of my junior year. Our assignment was due at the end of the semester and of course I waited until the last week to cram it in. Rather than do all the work myself, I went to the public library and copied "word for word" straight out of the Encyclopedia Britannica for my entire report. I thought I was being pretty smart by changing a few words here and there, so my teacher wouldn't catch me.
At the end of the semester; my teacher, Mrs. Goltz, was passing out the results of our term papers. Wow!!! I shocked and surprised to see that I received a D minus on my paper. As I glanced further down the paper, I noticed a bunch of red ink with a note stating my paper was plagiarized. Uh oh!!! How did she know???? I felt like I was about two inches tall and could literally feel my face starting to get warm and turn red. I knew she knew that I had plagiarized my entire report, but was hoping I wouldn't get thrown out of school. My life was flashing before my eyes.
I never said a word about my assignment to her and received a C in my English class that semester. I told myself this would be the last time I would plagiarize from someone else.
About a week ago I wrote a post titled "Phoenix FHA Mortgage Myths". The post was featured because it had some really good content contained within the post. Earlier that day, I had spoken with a friend, Mark Madsen, whom I regard to be very knowledgeable when it comes to blogging to generate mortgage leads. Mark let me know that everyday there are numerous searches for FHA vs. Conventional financing being done by consumers. Through my employer, AmeriFirst Financial, Inc., I teach CE Classes for real estate agents. One of the classes I teach has a handout titled," FHA Myths Exposed and Explained". I figured this material would be great to get some good content to help my blogging and possibly generate some leads.
Although many of my articles are original, occasionally I do "cut-n-paste" underwriting guidelines in my articles. However, I never copy word for word from another person's work. This case was the exception to the rule. I was busy and a good post takes me 3-4 solid hours of researching, getting pictures, back linking, proof-reading and publishing. I copied the article into a Word document and modified some of the content for my long-tailed keyword - adding in Phoenix close to FHA, etc. I also changed some of the content to fit my criteria. The article was published and within a few minutes was actually featured.
When I write articles, I write them to generate consumer responses. However, it's always cool to have your article featured to almost 200,000 members. Many of the other Loan Officers in my office are also members of Active Rain, so everyone was congratulating me for a featured post.
The next day I received a phone call from one of the staff members from Active Rain. She wanted me to call her ASAP. She also emailed me about the article. When we spoke, she asked if I had copied the article from another site. Another member from Active Rain had recognized the article and notified the staff of the plagiarism. You can view the article here - FHA Myths Exposed and Explained. I was away from my computer and told her that I didn't copy the article from that site. Humbly, I did let her know that I used content from one of our CE classes because I thought it was our content designed for this class. She let me know that because it was too hard to tell what content was original, I had the choice to leave the article up. Once I actually looked at the article, I decided it was clearly the same. Since then, I have changed much of the content within the article and have re-learned a valuable lesson from high school. Even if you think your teacher, colleagues or clients won't know you've plagiarized - they will. Thanks to the Active Rain staff and members for making me a better person.
