SCAM: I do not Recommed using Real Estate Client Referrals (RECR)

Words of wisdom from a "newer" agent will hopefully help many others from making the same mistake.  Angela learned her lesson and is the wiser for it.  Like her, many others have found out the "easy" was is the costly way and not the productive way.  Rely on the many tools that really benefit you such as blogging on Active Rain.  It takes time and a bit of work but it will eventually pay off and that's what counts.

BE VERY CAUTIOUS WHEN THINKING OF USING THE COMPANY "REAL ESTATE CLIENT REFERRALS." (RECR)

I was recently contacted by this company and everything sounded good.  They give you referral leads that they have spoken to and confirmed for $99 per referral with a minimum purchase of 5.  If that lead is not good or your unable to work with the person, you have 7 days to let RECR know and they will replace the lead for free. 

Well I was also told that I had 90 days to try out the service and if I was unhappy, I would be refunded any $ spent on leads that I couldn't reach and the start up fee.  Well there was a place in the contract that seemed to contradict what I was told , so I questioned it and they said, Our customer service people will work with you to keep you happy and yes you could be refunded all you $ if you were unhappy.   BIG LIE!! 

I have received 3 "new leads" 2 of which I am unable to contact and 1 is no longer able to purchase.  So 3 bad leads which I had to pay for.  What I was not told is that when they replace your leads, they do not give them to you until you have received all the paid for leads and you can only have the paid for leads replaced 1 time.  This in effect means that you can get a max of 10 leads if you purchase 5 and it does not matter if you are not able to get in touch with 100% of them, you still need to pay for them and have nothing to show for it but a $600 bill and a HEADACHE.

New to real estate, this could not have come at a worse time with all the start up fees that I have had to pay without any income.  

Please do let yourself get taken advantage of like I was.

I believe this could only be good it you need some referrals, but are willing to pay a lot of money up front without any return.  After calling and speaking with the Customer service manager, I was cheerfully informed that only about 1 in 5 leads are converted into closings.  This means that an average you can pay up to $500 for 1 closed deal.  She also said there was nothing they could do to credit that money that I spent on dead leads, but if I would like they would refund me $198 for the 2 leads that I have not received and stop my service.  Yippee I could walk away with $400 less than I started and nothing to show for it.  I thought are you crazy, my best bet now is to spend the remaining $198 and Pray to God that I get 1 good lead out of the remaining 2 "paid leads" and 3 "free replacement leads" that I paid $99each for.  I found it interesting when I was told that the manager only had 2 choices: 1) to stop my service and refund the remaining $198 or 2)to give me 2 more "free referrals" that I would first need to spend the remaining $198 to get.  What a sham!  usually a manager of a good company would at least try to make a person happy, but that's not the case here.


Pardon my negative attitude.  I normally am not like this, but when people mislead other people just to get their $ I really take offense.  

I hope this saves at least one person out there from throwing away money.

Something Was Calling Me Down to the Dock

It really didn't take much coaxing.  Today was another gorgeous day here at Lake Anna and what better way to enjoy it than simply relaxing down on the dock.  With a little encouragement from my granddaughter, Sean, I was more than ready to take it easy and enjoy the sunshine and beautiful breeze this afternoon.

Selling real estate at Lake Anna means that I share with others how wonderful life is here.  I sometimes have to remind myself that I have to take the time to experience it too.

UPDATE TO KIDS TO PARK DAY at LAKE ANNA STATE PARK...MAY 19, 2012

Update to KIDS TO PARK DAY at LAKE ANNA STATE PARK on May 19, 2012.

It promises to be a fun day not only for the kids but for all of the "big kids" that get to accompany them.  Here is the timetable of events and you'll see that there is a nice variety.  There will be multiple things to do and sights to see.  Sounds like a great way to spend time learning about our environment and having some quality time with our younger set.

Be sure to check the schedule so that you do not miss a thing.  Please note that the Friends of Lake Anna State Park (FOLASP) will be having its annual meeting as well.  If you have not been involved as yet this may be a good time to learn more about this organization and its volunteers.  FOLASP has done a number of fundraiisers for the park and continues to provide many hours of labor and numerous gifts to make the experience even better for our visitors.

This should prove to be a learning experience for everyone mixed with a bunch of fun.  What more could you ask for on a May day here at Lake Anna.  Enjoy.

There are three counties bordering Lake Anna in Central Virginia.  They are Louisa, Spotsylvania, and Orange Counties.  Both Louisa and Spotsylvania encompass the majority of the countryside while Orange County covers a much smaller section in the northwest area of the lake.  This market report* lists the water access lots sold in all three counties between January 1, 2012 to March 31, 2012.

 

WATER ACCESS LOTS SOLD AT LAKE ANNA - 1st QTR. 2012

  

Water access lots are lots located off water although they are all located within a waterfront community.  When we talk about water access lots we are actually including four categories:

  1. Water Access with an assigned boat slip

  2. Water Access without  an assigned boat slip

  3. Water View with an assigned boat slip

  4. 4.  Water view without an assigned boat slip

Prices generally range from around $25,000 to under $100,000.  Price is naturally based on a number of factors.  They are:

  • View of Lake Anna and the type of view
  • Size (they generally range from just under an acre up to 20 acres)
     
  • With or without assigned boat slip

  • Lot condition (has the driveway been put in, is there a well, septic?)

  • Community amenities (including depth of water at common area/boat slips)

Things that do not determine market value:

  • Whether it is on the main lake or on the private side

  • Which county it is located in

  • Topography of the land
  • Shoreline amenities
  • Size of home
  • Style
  • Upgrades both for the exterior and interior

EVERYTHING IS BEAUTIFUL AT LAKE ANNA

Everything is beautiful at Lake Anna...even the spiderwebs.  Yes, we're out in the country and we love it but it does come with certain amenities that might take some getting use to.  One might be spiders that find all this fresh air and peaceful living give them plenty of time to create their masterpieces.

Now you can fight this and probably win or you can choose to take some pleasure in their creation.  We do a bit of both.  However, when I come across one like this I say live and let live.

 BEAUTY IS IN THE EYE OF THE BEHOLDER

Fortunately this web was spun in a spot that is out of the way and so can be left alone.  That's right.  Mother Nature will take care of it one day.  Perhaps we'll have a heavy rain or some heavy winds and that might be the end of it.  Meanwhile it will decorate its little corner of the world.

Now that's not to say all cobwebs are left alone.  Most disappear with a flick of the wrist or the use of a stick or broom.  But if you see one that you admire snap a photo and consider letting it remain for a while.

Lucky Me...Living at Lake Anna Next to a Beautiful Garden

Often when I give directions to our home I make reference to my neighbors garden next door.  They also live on the water and have chosen to garden up towards the road where the area is more open with less trees.  It apparently is the perfect spot for this purpose.  Ever since our neighbors moved down to Lake Anna to live here full time they have produced the most amazing display of flowers.  

For a good part of the year I can tell folks that we are the driveway right after the property with the wonderful garden.  It doesn't surprise me that many know exactly what place I'm referring to.

 

Lake Anna is a Perfect Home for Irises

 

Although a good part of the garden is awash with masses of flowers, vegetables are not neglected.  Far from it.  They grow a variety of delicious vegetables and have been known to share them with others.

Fortunately for my husband and me, we get to see glimpses of these beautiful flowers every time we leave home or return.

Living is Good in The Waters at Lake Anna

Living is good in The Waters at Lake Anna.  Located on the private side of Lake Anna, The Waters as it is commonly referred to, is the first subdivision at the lake to have a community pool and club house.  These amenities, along with the tennis courts, walking trails, and soccer field, make this a very popular spot for buyers.

The entrance to The Waters is on Kentucky Springs Road (Route 652) and is recognizable by its white rail fence and signage.   With land encompassing both sides of Kentucky Springs Road, The Waters is one of the largest subdivisions on Lake Anna.  It has lots ranging from just under an acre to 10 acre parcels.  All of these have been sold by the developer with re-sales being the way to ownership.  

THE WATERS AT LAKE ANNA

Re-sale lots and re-sale homes are scattered throughout the community and range in price from a low of $26,000 for an off water lot to a high of $444,900 for one of the waterfront lots. 

At the moment there are four access (off water) re-sale homes for sale.  The lowest is priced at $275,000 and the highest is $435,000.  There are three active waterfront re-sale homes ranging from $519,000 to $1,997,500. New listings come up fairly frequently.

Given the various sizes of the lots in The Waters, it provides opportunities for even those that prefer a larger setting for their future home.  This community, like the others around Lake Anna, has managed to retain a country feel to it making it a welcoming change from the hustle and bustle of city and suburban life.

The swimming pool is a welcome place to relax in the summer months and an ideal spot to meet others in the community.  The club house is available for meetings of the property owners association and is a great place to congregate for weddings, graduation parties, and other types of gatherings.

From The Waters, property owners have easy access to Lake Anna and are able to enjoy fishing, swimming, water skiing, jet skiing, tubing, kayaking, and all of the other water activities that have made Lake Anna such a desired location.
